"A book begging to be read on the beach, with the sun warming the sand and salt in the air: pure escapism."—Kirkus
From #1 New York Times bestselling author Susan Mallery comes a book-about-books story of friends who become family, giving each other courage to start over.
When fate brings three strangers to a charming space for lease on the California coast, the Boardwalk Bookshop is born. Part bookstore, part gift shop, part bakery, it's a dream come true for Bree, Mikki and Ashley. But while their business is thriving, their personal lives are…not.
Bree, wounded by brilliant but cold parents and her late husband's ultimate betrayal, has sworn to protect her heart at all costs. Even from Ashley's brother, a writer and adventurer who has inspired millions. He's the first man to see past Bree's barricades to her true self, which terrifies her. Mikki has this divorce thing all figured out—somehow, she's stayed friends with her ex and her in-laws…until a new man changes how everyone looks at her, and how she sees herself. Meanwhile, Ashley discovers that the love of her life never intends to marry. Can she live without being a wife if it means she can have everything else she's ever wanted?
At sunset every Friday on the beach in front of the Boardwalk Bookshop, the three friends share a champagne toast. As their bond grows closer, they challenge one another to become the best versions of themselves in this heartachingly beautiful story of friendship, sisterhood and the transformative power of love.
Don’t miss Susan Mallery’s brand new novel, BEACH VIBES, a dazzling, clever and poignant story about the family we’re born into—and the one we create for ourselves, coming March 2025!

Such a great read
5By DisneycutieThis is my second book of Susan Mallory’s that I have read. Really enjoyed this book! As a mom I have to find time to read and with this book I made time to read instead of doing other things around the house. Another book by Susan that I could not put down! Highly recommend!!Delightful Read
5By quilting nannieThis was one of the most surprising and delightful books I’ve read in a long time. I’m sorry this is the first time I ever picked up one of her books, but it certainly won’t be my last!Boardwalk sisters
5By lynn kayGreat story about friendship, brokenness, dysfunction and working through weaknesses and strengths.. for love, family and friendships.. healthy education in wine, service projects, and management..Enjoyable plot but……
3By kayakkid1The plot was good and I enjoyed that but didn’t care for some of the coarse language and graphic sex scenes. It would have been better without it. If that’s the authors style I guess I’ll move on.Wonderful balance
5By Fanda PandaI really enjoyed this book. Wondering balance of three women at different stages of their lives and finding love.Horrible
1By gwpteacherHorrible! What happened to this writer? Sex toys? What happened to a good solid story? I would ask for my money back if I could!Real

5By MaryFowlerIn the Boardwalk Bookshop, Susan Mallery shares an emotional story of three women who start out as business associates and become friends/family through their journey together.Laughed and cried
5By Mama WoschI loved the characters and the relationships they formed. I didn’t want to put it down because I needed to know what happened next! Great book! Enjoyable, heartwarming, and funny,!Relatable
5By TigressdanaIt was almost 20 years ago (two decades!!!) that I found a few used Susan Mallery books and I have been hooked ever since. Susan is amazing at bringing you completely into the story and lives of her characters. I can always picture the characters and can usually relate to at least one, if not more. Bree was that character for me in this book. Due to past hurt she refuses to let anyone get close to her. She is so afraid of hurt she has turned off most of her emotions until she meets Harding. I can relate to her as it is very hard for me to let people in. To trust them. And give myself to them! This is a great summer (or really any time) read! You’ll love following along with the three main characters as they all navigate new areas in their lives!Loves it
5By Karen'sKornerSusan Mallery has become my go to author for a happily ever after. I know I will enjoy her books and always make sure I have a chunk of time when I sit down to read one. She has a way of taking new friends and making them into a family. This is the perfect beach read, I only wish I was at the beach when I read it lol! Get it and thank me later;-)The Boardwalk Bookshop
5By Laurie CoxI love when a books pulls me in, in just a few chapters. This book was such a great read. I cried and laughed and remembered that I’m so blessed to have such great friends. This book puts life in perspective. So So Good
5By DaneWeimMamaThe Boardwalk Bookshop: A Novel was one of those books you mourn a little after you've finished it. It stayed with me and I found myself thinking about what happened next for these 3 amazing ladies. I loved this book- read it over the Memorial Day weekend and was hard pressed to put it down to socialize with company LOL Susan Mallery knocks yet another one out of the park. I received this ARC free from the author. The review was voluntary. The opinions my own. What a ride!
5By Xiaguan2014I have read Susan Mallery for over two decades and she just keeps getting better. This story will chew you up and then put you back together. We get to follow three women and their struggles/paths to find their HEA. This book makes you happy, sad, joyful and a wee bit angry. Enjoy the ride!Best friends, a magical beach setting and falling in love!!
5By Romance213To me “The Boardwalk Bookshop” would be the ideal place not only to shop, but to take in the beautiful beach setting, while sitting at a picnic table enjoying lunch or a sweet snack. Ms. Mallery’s latest book is about lasting friendships, taking a chance on love and leaving the past behind. The author delves into the personal lives of Bree, Mikki and Ashley and shows us how they help each other with business decisions, affairs of the heart and of course, who chooses the best champagne for their weekly get together at the beach. The peacefulness of the ocean didn’t always calm the voices in Bree’s head as she debated whether to pursue a relationship with Ashley’s brother, Harding. He was impossible to resist and the feelings she had for him were unfamiliar and confusing. Harding was crazy about Bree and wasn’t shy about expressing his feelings for her. As a writer, he was well aware how the right words could bring you closer to someone or in his case, cause Bree to put him in the friend zone. I loved Harding’s tenacity and his desire to never give up on Bree, because she was the one he had always been looking for. Mikki wanted to fall deeply in love again because she missed the closeness that comes with being part of a couple. When she found Duane on the dating app she thought he was very handsome, but was still reluctant about contacting him. I loved Duane for Mikki and I hoped she would leave her past in the rear-view mirror as she accompanied Duane on the first of many adventures. Out of all the women, Ashley had the biggest decision to make. Should she stay with Seth or be brave enough to stand up for her beliefs, and let him go? It was hard to watch as Ashley pleaded with Seth to consider the idea of marriage because to me, he would never change his mind. Ashley needed to listen to her heart and be open to the possibility of finding her soulmate because he may have been right under her nose all this time.Good vacation read
5By ledossThere is much happening in this newest book by Susan Mallery. We meet three partners and by the end of the story, close friends, which is typical of this author. So much drama and angst, each of these main characters could have had their own book. This is a great read, with an abrupt ending, but still an excellent vacation read. A definite addition to your Summer TBR list.A Great Beach Read!
4By akbairdA great beach read that will keep you entertained through all the drama, romance and champagne drinking! 3 women, Bree, Mikki and Ashley, who were once strangers, meet each other all vying for the same beach store front. With all 3 showing up and discussing how expensive the rent is, they decide to combine the bookstore with the gift shop and muffin business into one and call it The Boardwalk Bookshop. Will they be able to pull off their joint venture? Each come with their own baggage, but with the parternship with their new store, they form a friendship! Will they be able to help each other through all their troubles? I love how Susan Mallery often writes books that focus women friendships and how they help and support one another! Loved the champagne guide and muffin recipe! Perfect for book clubs!
